Six Ridge Partners has secured a $33 million construction loan for a 217-unit apartment building in Bluffdale.

The Cottonwood Heights real estate firm, formerly known as Dakota Pacific, expects first move-ins in August 2027 and full completion in February 2028. The deal was first reported by Building Salt Lake.

Six Ridge's offices sit at 2750 E. Cottonwood Pkwy. CEO Marc Stanworth told the Cottonwood Heights City Council at a Feb. 4, 2025, work session that the company is based in the city and that he is a resident.

JLL Capital Markets arranged joint venture equity financing for the project. Neither JLL nor Six Ridge disclosed the equity partner or the amount raised, but a trust warranty deed filed with the county identifies the partner as Principal Real Estate Investors. First National Bank of Omaha provided the construction loan, which was recorded Aug. 28 and matures Aug. 27, 2029.

The five-story building, called Independence Apartments, sits at 15580 Plentiful Way inside the Independence at the Point master-planned community near the Point of the Mountain. Ground broke in September 2026. Highmark Construction is the general contractor, and Six Ridge owns the land outright.

Units will range from studios to three-bedrooms, averaging 792 square feet, with average rents of $1,558 a month.

Chris Gandy, senior managing director at JLL, called the project "a compelling opportunity in one of the nation's strongest growth markets" in JLL's Oct. 1 announcement.

Dakota Pacific began operating as Six Ridge Partners in spring 2026. The name refers to the six states where the firm does most of its business: Utah, Idaho, Nevada, Montana, Colorado and Arizona. The firm says it has invested $575 million in equity across roughly $1.5 billion in real estate value since its 2010 founding.

A city development report from March 2025 shows a tenant improvement permit issued for Dakota Pacific's Cottonwood Parkway offices, confirming the firm's continued local presence through the rebrand.

Stabilization of the Bluffdale project is targeted for August 2028.
