Utah's fifth Whole Foods Market is headed to Lehi, adding a competitor about 20 miles south of the Cottonwood Heights store on Highland Drive.

The new location will anchor The Collective at Morning Vista, a 134,000-square-foot retail and dining development at the northeast corner of Timpanogos Highway and Morning Vista Road, ABC4 reported Wednesday, Sept. 16. The project broke ground in May 2026 and is on track to open in late 2027.

It will be Utah County's first Whole Foods. The state has only four stores: Trolley Square, Sugar House, Cottonwood Heights and Park City. The Cottonwood Heights location, at 6930 S. Highland Dr., has been the chain's southernmost Wasatch Front store.

Jean Paul Wardy, co-founder and CEO of developer CenterCal Properties, said the project reflects the region's growth. "Lehi and the broader Silicon Slopes region continue to see extraordinary growth driven by a strong technology economy and an expanding residential base," Wardy said in a Sept. 16 statement.

CenterCal partnered with Utah-based Perry Commercial on the development. Alongside Whole Foods, announced tenants include Sephora, Lovesac, Solidcore, VIO Med Spa, Petfolk, Bohme, Bamboo Sushi and PopUp Bagels.

Cottonwood Heights' own commercial corridor is also in transition. In October 2025, the city's Community Development and Renewal Agency signed an agreement to lease the former Hillside Plaza site at Fort Union Boulevard and 2300 East to Onyx Development and Thrive Development. That mixed-use project, called The Heights, is planned for 100,000 to 140,000 square feet of commercial space. A city newsletter described the project as a blend of "modern retail, diverse dining options, and new housing."

No anchor grocery tenant has been publicly announced for The Heights.

The Lehi store's opening timeline has not been narrowed beyond late 2027. No changes to the Highland Drive Whole Foods have been announced.
