Foundations are in the ground at the former Cottonwood Mall site, where Tri Pointe Homes is building six luxury estate homes starting at $4.5 million each.

The development, called Pavilions at Holladay Hills, sits within the 57-acre Royal Holladay Hills mixed-use project in Holladay. The first model home is a 7,772-square-foot, three-story residence at 2065 E. Arbor Lane, designed in collaboration with Bobby Berk of Netflix's "Queer Eye." It's featured as Home #4 in the 2026 Salt Lake Parade of Homes.

"I'd consider this home quiet luxury," Berk told the Salt Lake Tribune. "It's not flashy. It doesn't yell, 'I'm expensive.' But you know it's quality without it needing to tell you."

The six-bedroom model showcases Tri Pointe's "LivingWell" concept: oversized windows that pull natural light deep into every floor, a courtyard with a year-round pool, automated shades and switches that blend into walls, a fitness room, dedicated pet spaces and views of Mount Olympus. Each of the six homes will be tailored to its lot's shape, sun exposure and sightlines, though Tri Pointe does not customize floor plans. Buyers choose finishes.

Ken Krivanec, Tri Pointe's division president for Utah and Washington, said the builder has poured foundations on two of the six lots and will hold off on further construction until buyers purchase the remaining four. That build-to-order approach means the neighborhood will fill in gradually rather than all at once.

Broader redevelopment context

The luxury homes represent one piece of a much larger transformation at the former mall site. As we reported July 20, the Holladay Redevelopment Agency voted unanimously on June 11 to release $2.5 million to KMW Development for 100 affordable housing units at the same 57-acre site. The Pavilions lots, at $4.5 million apiece, occupy the opposite end of the price spectrum from those affordable units.

The Royal Holladay Hills Site Development Master Plan, originally adopted in 2007, divides the property into three land use districts and permits detached housing in all three.

What's next

The Holladay City Council has a related item on its Thursday, Aug. 6 agenda: Resolution 2026-24, which would amend the site's master plan to add personal services as an allowed retail use. A continued public hearing on the text amendment precedes the vote.
